The success of the 22nd International Property Show (IPS 2026), held from September 7 to 9 at Dubai World Trade Centre in strategic partnership with Dubai Land Department, highlighted more than Dubai’s real estate strong property market. It demonstrated how investment, regulation, technology and human needs are increasingly coming together to shape the future of real estate.

Dubai’s real estate From Property to People

Dubai’s real estate and Land Department highlighted a market supported by transparency and digital delivery. During the first half of 2026, 104 real estate projects were completed, representing more than Dh111 billion in investment value. Meanwhile, the First-Time Home Buyer Programme had supported more than 3,200 residents by June.

However, the real measure of progress goes beyond transactions and project numbers. The bigger question is whether real estate can create homes that support wellbeing, reduce everyday pressures and strengthen community connections.

For families, a home is much more than a property. It is where children grow, parents rest and grandparents gather. Buyers consider access to schools, workplaces and healthcare, but they also look for safety, comfort, convenience and a sense of community. The traditional idea that the “neighbour comes before the house” remains relevant because people buy properties but live within communities.

Families face continuous expenses linked to water, household products, cleaning, deliveries and other everyday services. This creates an opportunity for developers to rethink the value they offer after a property is sold.

An “economics of care” approach shifts the focus from extracting maximum value from buyers to creating lasting value for residents. Smart home technology, efficient utilities, convenient services, family-friendly communities and better access to essential facilities can reduce both financial and time pressures.

The next phase of Dubai’s real estate sector may therefore be defined not simply by bigger developments or higher investment, but by how effectively properties respond to human needs.
