Emaar Properties Weighs $3 Billion Buyout of Construction | Arebian World Wide Magazine

Dubai-based real estate giant Emaar Properties is considering acquiring the remaining stake in its construction arm, Emaar Development, in a potential transaction valued at up to $3 billion, according to a Bloomberg News report on Tuesday.

The proposed buyout could strengthen Emaar Properties’ control over its development operations and streamline its corporate structure. The company currently owns just over 79% of Emaar Development, which has a market capitalisation of approximately $13.68 billion, according to LSEG data.

Board Meeting to Review Proposal

Emaar could announce its plans for the transaction within days, Bloomberg reported, citing people familiar with the matter. The company’s board is expected to meet this week to evaluate the proposal, while legal and financial advisers have reportedly been consulted.

However, discussions remain ongoing, and no final decision has been reached. Reuters said it could not independently verify Bloomberg’s report. Emaar Properties had also not responded to Reuters’ request for comment at the time of publication.

If approved, the transaction would mark a significant development in the relationship between the parent company and its construction subsidiary. Acquiring the remaining shares would allow Emaar Properties to consolidate its ownership of Emaar Development and potentially gain greater operational flexibility.

Emaar Properties Role in Deubai’s Property Boom

Emaar Properties has been instrumental in shaping Dubai’s real estate landscape and strengthening the emirate’s position as a leading business and tourism destination in the Gulf region.

The developer is best known for building the Burj Khalifa, the world’s tallest building, and has played a major role in Dubai’s expansion as an international property investment destination.

The company’s influence has grown further in recent years, particularly following the COVID-19 pandemic, when Dubai’s property market experienced a significant boom. Strong investor interest, rising property demand and the emirate’s growing appeal among international buyers have supported the sector’s expansion.

A potential acquisition of Emaar Development would come against this backdrop, as the group considers its next strategic steps in one of the region’s most active real estate markets.
