Dubai’s luxury homeowners are increasingly spending millions of dirhams to transform existing Dubai Luxury Villa , as rising property values and evolving lifestyle expectations reshape the definition of a high-end home.
Renovation budgets can reach AED20 million ($5.4 million), while demand for luxury villa refurbishment has climbed an estimated 35 to 50 per cent over the past five years, according to Dubai-based multidisciplinary design consultancy Imperium Group.
Around half of Imperium’s current luxury residential clients purchase villas with renovation already planned, highlighting how refurbishment is becoming an increasingly important part of the buying strategy.
Dubai Luxury Villa Renovation Budgets Reach AED20m
Homeowners typically allocate 10 to 25 per cent of a property’s purchase price to renovation. For larger projects involving structural changes, bespoke interiors, upgraded technical systems and landscaping, spending can exceed 30 per cent.
Over the past three years, Imperium has completed around 30 to 40 luxury renovation projects, ranging from interior upgrades worth approximately AED700,000 ($191,000) to full-scale transformations exceeding AED20 million.
One of its largest projects involved the complete redevelopment of a villa in Emirates Hills, covering architectural, structural, interior, landscaping and smart-home upgrades over an 18- to 24-month period.
Imperium Group founder Karim Karam said homeowners are increasingly redesigning properties around their lifestyles rather than simply upgrading finishes.
Dubai Luxury Villa Rising Values Drive Investment
The renovation trend comes as Dubai’s property mrket continues to record strong activity. Real estate transactions reached AED252 billion ($68.6 billion) in the first quarter of 2026, up 31 per cent year on year, while real estate investment rose 22 per cent to AED173 billion ($47.1 billion), according to market analysis by UAE-based design and build company K4.
Rising property values are encouraging owners to bring existing homes in line with their current market value and long-term requirements. Older villas in established communities are also prompting investment as kitchens, bathrooms, layouts and technical systems require modernisation.
K4 CEO Joakim Kihlstrom said homeowners are now focusing more on functionality, with kitchens, air-conditioning, lighting, storage, technology and outdoor spaces increasingly considered as one integrated system.
Dubai Luxury Villa Kitchens, Pools and Smart Technology
Luxury renovation briefs are moving beyond cosmetic improvements. High-end kitchens, preparation areas, specialist storage, larger master suites and upgraded bathrooms are attracting significant investment.
Smart-home systems, security, lighting controls, acoustics and air-conditioning are also being integrated earlier into projects. Pools, terraces, outdoor kitchens and landscaping are increasingly designed as extensions of interior living areas.
Home offices, cinemas, gyms, wellness rooms and flexible spaces are becoming more common, while Imperium is seeing growing demand for structural redesigns, bespoke joinery, integrated technology and comprehensive landscape transformations.
The shift reflects a broader change in Dubai’s luxury housing market: owners are no longer simply renovating to refresh their properties, but investing heavily to create highly personalised homes designed for long-term living and value retention.
