Nakheel Unveils 44 Beachfront Villas on Palm Jebel Ali’s Frond F

Nakheel, part of Dubai Holding Real Estate, has announced a limited release of 44 beachfront villas from its Beach and Coral Collections on Frond F at Palm Jebel Ali. Featuring 10 distinct architectural designs, the residences represent one of the final opportunities to secure a new beachfront home on the destination’s fronds.

The five-, six- and seven-bedroom villas are positioned directly along the shoreline, offering private beach access and uninterrupted views of the Arabian Gulf. The two collections present distinct approaches to contemporary coastal living, combining architecture, landscaping and expansive waterfront settings.

Distinctive Architecture and Design

https://www.naga.ae/Created in collaboration with internationally recognised studios NAGA Architects, SAOTA, LW Design Group and LOCI Architecture, the villas are designed around natural light, spacious interiors and seamless indoor-outdoor living.

The Beach Collection includes five- and six-bedroom villas ranging from approximately 7,500 to 8,500 square feet. The larger Coral Collection features six- and seven-bedroom residences spanning approximately 11,500 to 12,500 square feet, offering greater scale and enhanced private living spaces.

Khalid Al Malik, Chief Executive Officer of Dubai Holding Real Estate, said the collection reflects Palm Jebel Ali’s emergence as Dubai’s next major waterfront destination and provides homeowners with a rare opportunity to secure beachfront property as the development progresses from vision to reality.

Construction Advances Across Palm Jebel Ali

The launch comes as Palm Jebel Ali reaches several key development milestones. Phased handovers of the first villas are scheduled to begin in late 2026 and continue through 2027. Nakheel has so far awarded more than AED 13 billion in construction and infrastructure contracts.

Construction is progressing across all 12 residential fronds. Substructure, superstructure, MEP and infrastructure works are underway across 544 villas on Fronds A–F, while 728 villas across Fronds K–P have reached internal and external finishing stages.

A New Waterfront Destination

Spread across seven islands and 16 fronds, Palm Jebel Ali will feature 120 kilometres of coastline and more than 90 kilometres of beachfront. The master Nakheel development is positioned as a new benchmark for island living while supporting the Dubai Economic Agenda D33 and Dubai 2040 Urban Master Plan.

Planned community amenities include a 9,000-square-metre retail centre and a landmark Friday Mosque designed by Skidmore, Owings & Merrill for up to 1,000 worshippers.

The latest villa release underscores Palm Jebel Ali’s transition from an ambitious master plan into a developing waterfront community, reinforcing Dubai’s long-term vision for luxury living, economic growth and global connectivity.
